Instead of conventional one house. Here you have 3 houses to fit our guests. ANd everyone has privacy, living space, deck patio and a full bath. With charming Gazeebo for outdoor dining, BBQ and relaxing over the pool even in the rain. Authentic Japanese architecture. At night, the property is just magical with all the lights. Enjoy an enchanting night swim with romantic lights thru out the compound. Charming and old world. This is not a typical builder’s A-Frame Hampton house with catalogue furniture. IT has been a Labor of Love to share this with others and maintain these structures that are just not avail to the public. Property feels like a quaint small village in Kyoto, Japan since there are two other structures (pool house and artist cottage in warmer months May to Dec), a Coi Pond, seasonal Pool , two walking Bridges. Its all charming but not new. So please be kind with delicate decor items for your heightened experience. House is designed to enjoy the garden and house during all season. It is for the person(s) or families who enjoy Japanese architecture. Rain or snow, take a blanket with a glass of wine or morning coffee and sit in our “favorite spot” – under the overhang Japanese wrap around deck, pirched above the charming Japanese gardens with the the koi pond peeking thru. We have worked hard to maintain the aesthetic very authentic so it instantly feels like a far away place from the city without the airfare. Kids fall in love with this compound bc they stay outdoors exploring all day. Best “secret” of the Hamptons is Long Beach (20 min walk) use our Paddle board. See a Broadway level show at BayStreet Theatre for fraction of the cost. Buzzing town all season now.

Owners are a Dr/writer and Artist/musician, with young children, and they visit property monthly. Home is maintained by House/Property Manager year round. House is fully stocked with beach equipment/towels.
Each structure has an Alexa if you wish to plug in to stream music/news/alarm. Each Structure has a smart TV

IF TRAVELING WITH CHILD UNDER 8 : Our own children and those who visit, find it a “magical place.” But children 8 and younger MUST BE supervised by adult anywhere on this property. Multilevel house. Children immediately fall in love with property and want to explore and be outside rain or shine. So parents for your peace of mind and of course for you to have a fabulous time (wine always helps!) before booking, please read the Child Safety List below.

Rate includes access to Pool, Artist Cottage and Pool House depending on season. And yes you get the whole property!! Both structures have Full Bath and Smart TV’s. Artist Cottage/Pool House is avail Oct 1 to Jan 1st for additional fee if you should need.

Children under 8 and those that do not Swim:
Property is magical for children but lends itself for them to go discovering as soon as they land. Although our children entered this property at a young age, they always had adult supervision on the exterior grounds at all times. If you are staying for a short weekend or a month, area has many passages. It takes time to get acquainted. Below are some areas to be aware of.

CHILD SAFETY
Main house
1. Master bedroom/2nd floor Living room have sliding glass doors that lead to the whole property. Please keep locked when young children in house. Children ages 0-8 must have full adult supervision on the exteriorgrounds at all times.
2. 2nd floor outdoor bridge has small incline. Use handrails. Young children must have adult supervision on bridge. No throwing water bombs from the bridge!!
3. 2nd floor Black futon sofa should be pushed away from stair railing to prevent any climbing by toddlers or dare devil acrobatic 3 year old ninja warriors.

Exterior
1. Driveway is inclined. Be mindful of children’s hands and feet in opening car doors, they may automatically close shut on the passenger side due to incline. Take your time and tell kids to wait till you can help them get in and out of car.
2. Right side of Pagoda House are outdoor steps that lead to back garden and the 2nd floor wrap around deck of house. Stepping stones slippery when wet or icy. Kids love to walk on the stepping stones so keep an eye and go Thru it together several times.
3. Left side of main house has a little dirt hill indicated. Be aware and point out to the children no ball playing and no jumping please.
4. Gazebo is pirched over the pool area. Children ages 0-8 should not be left alone by the gazebo.
5. Pool area has 2 entrances (main and pond area). Keep gates closed at all times. Please read the Pool Rules by the pool.
6. Pool house has stairs that lead up to an open 2nd floor loft. There is no child gate at stair entrance. Loft area has an open ledge. Dangerous for children 0-8 to be left alone. Keep pool house main entrance door closed at all times when any child is on property.
7. No fence around Coi-Pond. Pond Is apx 2.5 feet deep. No child 0-8 should be left alone by the pond.
8. Steppingstones through out the property are slippery when wet/snow. Please use caution!
9. Shoes on wood pool deck- A must!! It will save you half the afternoon with tweezer and splinters and a grumpy kid. We’ve been there.
